Lands Improvement secures 64 bed care home for Haddenham Airfield site

By

Lands Improvement Holdings (‘Lands Improvement’), one of the UK’s leading strategic land development companies, has sold a 1.38 acre (0.56 hectare) site adjacent to Haddenham Airfield in Buckinghamshire to Majesticare Luxury Care Homes for an undisclosed sum. Savills represented Lands Improvement.

The site has been sold with outline planning permission in place for a 64-bedroom care home. It forms part of the 158-acre (64-hectare) mixed-use development, of which Lands Improvement has worked closely with the local community in developing the masterplan and delivering major improvements to local transport links. Three parcels have already been sold to CALA Homes, DAF Trucks Limited and crane hire specialist GGR Group.

Aylesbury Vale District Council granted outline planning consent for the development as a whole in 2015, featuring up to 233 new homes (including affordable housing), a 12-acre (5-hectare) extension to the existing Haddenham Business Park, a new community pavilion and sports pitches, open space and a retail convenience store, in addition to the care home. The site is located to the north of Haddenham Business Park, six miles south west of Aylesbury and adjacent to Haddenham and Thame Parkway railway station.

James Stone, Managing Director at Lands Improvement, says: “We are delighted to welcome Majesticare to Haddenham and to be able to confirm plans for the care home element of our sustainable masterplan. This advanced, new facility will offer the local community the highest standard of care as well as a significant number of new job opportunities.”

Roger Pratap, Majesticare Chairman, comments: “We are delighted to have worked with Lands Improvement to secure this site and appreciate the support of Savills in progressing the transaction. This acquisition complements our strategy of developing Majesticare as a leading luxury care home provider and we will continue to pursue strong demographic high-quality sites.”

Colin Rees Smith, healthcare director at Savills, adds: “We are pleased to have supported the progress of one of Buckinghamshire’s most significant new mixed-use developments with the sale of this site to a leading care home provider.”
